Lauren Hochfelder, Head of Global Real Assets at Morgan Stanley Investment Management, joined Bloomberg The Close to discuss her outlook on the real estate market in 2026, and several high conviction strategies, including net lease, industrial, senior housing and Japan.
Lauren describes net lease as offering the most predictability of cash flow and the greatest protection from macro uncertainty. “It is a long duration lease in a structure where the tenant pays the lease and all expenses, so it’s the type of real estate where as the owner, you have the most predictable cash flow. Net Lease offers current yield, inflation protection, downside protection and upside optionality, while enabling investors to capitalize on mega trends such as aging demographics, deglobalization and supply chain realignments."
