Lauren Hochfelder, Head of Global Real Assets at Morgan Stanley Investment Management, joined Bloomberg The Close where she explains why commercial real estate may be at an appealing turning point after a prolonged correction. She notes the sector is now more than four years into what she describes as the longest correction in over 30 years, with prices still down more than 20% and trading below replacement cost for the first time since the global financial crisis. She explains why higher rates may slow the recovery but won't derail it, and why real assets offer "side door into AI." She points to industrial real estate as the biggest opportunity, and said real assets sit at the intersection of today's most powerful structural megatrends, from AI and rising power demand to geopolitical shifts in energy supply chains and an aging population.
